How do I apply for an apartment?

You can easily complete the entire leasing process online. Fill out and submit your application. You can even complete the lease for your new apartment online! We are also available on site if you wish to visit us to apply in person.

How do I contact The Grove at Mankato office?

Where is The Grove at Mankato located?

We’re located at 200 Briargate Road, Mankato, MN 56001.

When is the leasing office open?

Monday–Friday: 9 a.m.– 5 p.m.
Saturday: Closed
Sunday: Closed

What does rent include?

Rent includes your monthly stated installment as well as additional charges such as utilities. Residents would be responsible for the $30 per person monthly utility bundle, covering water, sewer, and trash. We provide 1Gb of fiber internet to each apartment, at $50 per month.

Residents would also be responsible for electricity and gas, billed per usage. Gas is included in Birch floor plans. Any charges outside of that could include pet rent or renters insurance.

Is on-site parking available?

Yes, we have garage parking for residents, available at $50 per month.  Lot parking is also included free of charge, 1 pass per resident.

What floor plans do you offer?

The Grove at Mankato offers one-, two-, and three-bedroom floor plans, so you can find the fit that’s right for you!

What is a joint lease?

A joint lease is one in which all roommates sign the same lease. This means everyone is equally responsible for all rules and regulations of the lease (including rent payments), and that any one tenant is responsible for the actions (or inactions) of all the others.

Do you have an on-site laundry facility?

Yes, on-site laundry facilities are located in the clubhouse building. Select floor plan options also include a washer and dryer.

Do you have a maintenance staff?

Yes, we have maintenance available during office hours as well as 24-hour emergency maintenance service.

Do I have to be a student to live here?

No, you do not.

How do I pay rent?

You’re welcome to pay at the leasing office during business hours by check or money order, or you can pay online through our resident portal app!

When is rent due?

Rent is due on the 1st of each month with a grace period until the 4th day of the month. Rent is considered late beginning on the 5th of each month. Please note that late fees will be posted to your ledger at midnight on the morning of the 5th. It is a one-time fee, 8% of the total base rent.

I’m an international student — what do I need to sign my lease?

You will need your passport and I-20 form. Please call our office if you have any additional questions.
